We are now going on 11 months.
Our house still has several items that needs to be completed (see the post called punch list: America's Home Place - The Punch List)
Just this week we heard back from the general manager. Where we were originally told that the end of May 2020 would be our likely finish time, we are now being told that September 11, 2020 is the most likely date.
This is after we were told a couple weeks ago that TODAY would be the day.
It seems America's Home Place is having trouble finding subcontractors and I believe it is from bad management of the project early on.
Here are a few examples of what I mean:
1. Back in April we were told that parging of our foundation would be started and completed. This was AFTER I inquired about the 30 day cure requirement in order to paint it. As of today, four months later, there is still no parging completed and we are nearly 30 days away from the new completion date. I have a really hard time believing that they will come back and paint the foundation once they are gone and I don't want it painted before the concrete has cured...so what do I do?
2. Back in April we were told our front door would be replaced. It leaks from underneath and from one of the sidelights as well as having a cracked window in the highlight. The water issue extends all the way down into the floor joists which is visible in the crawl space when it rains. The rusty nails and drips of water when it rains tell the story. As of today, there is still no door and apparently it wasn't even placed on order until this past month. Even with that, I am curious if the door is still actually ordered. I don't understand how it takes months to get a door.
3. Gas Lines- Since day 1, gas lines were supposed to be put in the house. We've been told a few times that it will be happening "next week". Next week doesn't exist for us. We still have no gas in the house and no gas lines so we can't even have the gas company hook anything up.
These are just a few frustrations. And while we know in the end the house will be OK for us, we didn't get there without a lot of patience and follow up on our end.
While I do understand there are some setbacks when the electric company doesn't come on time, what I don't have patience for is when I'm told that something will happen and it's LITERALLY MONTHS later that still nothing has happened. It's just bad practice.
After I saw a lack of progress on essential items, like a leaky/faulty foundation, I emailed the president of the company and placed some concerns on review sites and Facebook. This got their attention and did create meetings. My concerns were eventually addressed, however, there are still items from our very first meeting that still have been incomplete for months.
As almost an "apology", I would say America's Home Place has offered us some things that help to cushion the blow. We are now getting a gable over our front stoop on their costs...although I have yet to see it materialize. We received a "New" tub to replace the other "new" tub that had appeared to come off another jobsite. They "found" an extra $1000 in our allowances for our concrete driveway/parking pad.
These items are nice, but we didn't get them easily and they were never on our list of things to get. We just really wanted a nicely built, damagedless, new house. It is a bit frustrating to see all the items on the punch list still today and the blue tape up everywhere in most places, but not all, items of concern.
